Is this a good deal???

First of all, I hope everyone is doing ok. I haven't been on here much over the past 2 or 3 years. I need some advice on a Jeep I found for sale. I feel like it's a pretty good deal, but wanted to get a second opinion. Here it is...

'94 Wrangler, 8 lug Dana 44 up front, 14 bolt in rear with factory posi-traction, 4.10 gears, Turbo 350 Auto tranny, 205 t-case, Stock 4.0 6 cyl. (odo. reads 139,000 mi. but the engine runs strong with no leaks), crossover steering, Clean body - no damage at all, 39.5" SS Irok tires (70% tread left), Beadlock wheels.

The Jeep drives good and the steering is tight. I got it up to about 55 with no problem. It looks like everything was done right when the Jeep was built. I can get it for $5500. I am building one right now and the best I can estimate, I still have about that much left in parts to buy so I figured I might be better off just buying this one. I would appreciate any advice.
