At one point I had 23 rental properties...It took all of my weekends just to keep up with the maintenance. Then chasing down students parents during the summer to get the last 2 months of rent...On an average (over 5 years) you only get 9 months of rent per year. Something is always breaking ("all by itself...don't know how the refrigerator got in the bath tub..."). It's too much trouble, and with mortgage rates what they have been, anyone that can afford $800 month in rent, can afford to buy. I'm down to 10 duplex units, all withing 1/2 mile of each other, they should be going for roughly $750 per month. I rented one two weeks ago for $595 (3 year lease) because getting $595 is better than the big $0.00 I've been getting for 13 months (that's 13 months I've been paying a mortgage on the property, power, gas and taxes...)

You do the math, owning rentals ain't all it's cracked up to be. And if I had to pay someone to do the maintenance...sheeze...

My hope is that I'll make all of this up when I sell them, and it will give me a big nest egg when I retire...

EDIT: sorry for the hijack...just when I see people who don't have the whole picture on rentals...it just makes me nuts (mostly cuz that's what I thought when I started buying into them).

Do like they do in Vegas. Buy 4 TJ's... put a lift on them, a winch, and some big tires.

Then, go and start your own trailriding business. You're in Charlotte -- take advantage of their Tourism to do something you enjoy the most!

Sounds like a LOT of fun to me.

Here are a few things that I thought of:
1. A number "1" guy, or brown noser to an authoritative figure... Kinda like being "Quirk Jr."
2. Stay at home mom..You're already there...
3. Neighborhood watch patrol.. Charge neighbors for security (from yourself of course).
4. Professional "know-it-all" get lessons from (enter name here_______)
5. Window washer for cars at stoplights.. Ever seen a white guy doing this???
6. Too bad the Olympics are over, you could have been a good Javelin catcher..
6a.Or a shotput catcher.. They may be training for 2008 soon.


Seriously, I already told you..Storm chaser.. Rebuild homes and offices that have been destroyed from storms etc..
You fixem' and leave..Insurance companies pay you, you never have to worry about complaints (if you do good work and Ins. company is happy). Just like wam-bam-thankyou-maam. Then you can choose what and where you want to work. Only REAL problem I see is..Getting good helpers. A quick trip to Mexico would fix that.. That and a local biz license..

Maybe you can work with me.. You can be my Charlotte branch office for insurance... naah.. real bad idea... [img]images/graemlins/chair.gif[/img]

Sorry to hear about losing your job. That's major bummer.

Hmmm...let's see. If I was debt free I'd probably get the rest of my ratings and get hooked up with one of the bush operators and do some flying.

Or ressurect my old buisness plan and go ahead and start my guided hiking/photo safari buisness.

Or buy Long Rifle lodge out towards Glennallen...it's for sale right now....

There is a lot to be said for "odd Jobbin'", I have several friends who do this and are very happy, and always seem to have plenty of cash on hand!

Because most odd-jobbing pays cash. Tax free in April. I'd go for that idea with your skills. I have limited skills, but if I were debt free and had alot of money in the bank I'd try being a Chipendale dancer. Would have to already have the money in the bank or starve.
